Whose BM is this? (LONG)

After less than 9 months I had to not renew with a tenant who I screened very carefully, late forties woman.  She got a great reference from 2 previous LLs back.  He lied--why I don't know as he wasn't her present landlord and wasn't trying to get her out.   Come to think of it, he did kind of sound like a used car salesman and I know he was the actual owner and not just somebody that the tenant put down to pose as the owner.  Maybe was banging her in the past.

Bad

She has 3 grown daughters and a grown son who were constantly "visiting" with their grandchildren. 

She held over for 11 days btw.  She just seem to get more and more entitled as time went on.

The red flags when I screened her were:

1.  She was breaking up with her husband.  Now you can't discriminate against familial status. But I have to wonder after the fact if this was her second or third husband.

2.  She didn't have a vehicle of her own. She worked close enough to her job where she could get rides or walk however.

3.  She wanted me to print out the application instead of have her complete it electronically which I now have implemented for everyone--no exceptions... This is the 21st century and 99.9% have a smartphone /internet access here in the states.

She started off by complaining about the tenants upstairs, a young platonic couple.  According to her they were making too much noise.   They do work nights, but they pay their rent on time. And no other neighbor in the neighborhood has ever complained about noise from them.  The house is an 1870s house that has been rehabbed completely. However, you're still going to hear footsteps or the dryer running. Which apparently bothered her to no end.   

She also complained that they had unauthorized people in their unit which I found amusing because as soon as the ink was dry on the lease, she moved her on again off again husband in and later someone who looked like her boyfriend.  She openly flouted the parking rules and would block the upper tenant in with her constant barrage of grown children visiting her.  She even had DoorDash delivery people block the next door neighbor's driveway which we had told her many times was a no no.

She is a very stout short, loud woman so I found the noise complaints particularly ironic.  She failed to report a major problem that we had not discovered. Because the house had been abandoned for over 10 years when we got it and was in a fire, the previous owner had somehow flushed diapers or something that way down the sewer line.  Probably all dried and benign until the tenant started using the facilities.  She let it go for almost a week and could have caused severe water damage..

Chef got it fixed after she finally reported it.  Thankfully, there wasn't water damage from it. But it could been a disaster.

She incessantly complained about noise. So I sent a letter to everyone what is considered noise and what isn't. And if it goes past the town noise ordinance then she should alert the authorities.  She didn't like this answer and wanted me to take her word for it..  She had all sorts of accusations against the upstairs tenants, which have been baseless.

She was late with the rent twice (March and April) and always tried to push the envelope. Or get me to make exceptions for her.   I called her Ms. Excuses because she always had some excuse. Like blaming the Post Office for not delivering her rent check to me on a Saturday morning. After she had mailed it the Friday evening before!!

  I had told her many times to use Zelle like the other tenants do but she refused..  Until the very last moment just before I told her we are not renewing. She tried to buddy up to me on the fifth of May saying she was going to start a Zelle account!  LOL!  I told her don't bother.

She liked making her own rules.  When I finally told her we are not renewing. She started calling us slumlords because a yellow jacket had gotten into her unit..  One yellow jacket!

After she got the notification that we are not renewing. She basically dared me to evict her and went into all sorts of accusations; unfounded of course.

She left the place filthy with hair clogs all over. Excessive human and animal shedding throughout..  Broke 5 screens. One is missing in action. These are all brand new replacement windows, by the way.

She broke 3 Mini blinds, bashed and dented the door frame, gouged the newly refinished antique entrance door, broke the antique entrance door's curtain rod and other damages throughout. 

She left cupboards full of food as well as a fridge and freezers full of food and lots of tacky furniture.

It's not mine because of The Skunk Ape had rented from you, you would have received maybe two months rent and then no more. Then when you try to evict her she'd have come up with a laundry list of repairs that should have been made and use this as the reason she hasn't been paying her rent. She would ride out the eviction process to the bitter end , right up to the day when the police arrive to forcibly remove her from the property.

Thankfully you're safe however as she's down in FL right now living in a motel room on the beach (that is being paid for by some mysterious man off the internet).

At least she didn't clog the toilet and let it flood for two weeks, ruining two floors and also requiring hazmat intervention. (A tenant did that to the ex and I)

I hope you had a good security deposit. It wasn't the BM in my life - she actually has some class and manners, made sure to marry a wealthy man the 2nd time round, and wouldn't tolerate plumbing issues for more than a minute.

LOL, she sounds like a total liability. Wonder who shes got enough sympathy to shack up with now?

Thank goodness you got her out! I've heard horror stories about tenants completely trashing places and taking months and months to get out. Our laws here favor the tenants way too much! However, there isn't a rental ceiling and landlords can raise the rent to whatever they want with only one months notice.

BM owns a house that she's renting out and I really hope she has good tenants that pay on time. If they don't she'll lose the house and end up living with SD and her SO forever!
