O/T but so frustrated

Why are there so many stupid people out there? As well as naive people who the stupid people prey on!

Some background- when I moved in with DH, he was having troubles with the financial company who owns his house. Payment had skyrocketed, he couldn't afford the payment (when he bought the house, he was living with a previous gf, so he couldn't afford the house on his own), he was trying to modify the loan/refinance so the payment was lower, finance company was stringing him along, telling him he wasn't sending in all the paperwork. This went on for 19 months.

So it finally gets to a point where they're not accepting even partial mortgage payments, we're worrying about the bank repo'ing the house, and decide that my credit is good enough, we'll buy a different house with just my name, and do a short sale on his house.

House we bought is RIGHT next door to the old house, bleh. Oh well, could be worse.

So he puts his house up for short sale, gets an offer, sends it to the finance company, they approve it, say it has to go through by August 14 to avoid foreclosure.

Then begins the nightmare...the Buyer's real estate agent gives the buyers authorization to make repairs to the house, clean it, pretty much do whatever they want, without DH's approval. Buyer's agent even goes as far as giving the buyers a KEY FROM THE LOCKBOX! Big big no no right?

DH did authorize one repair and that was to the sprinkler system, otherwise the buyers couldn't get the water turned on when they moved in. Another long story why to that.

So they get the repairs done (they thought), then Buyer's agent authorizes the city to turn the water back on, again without DH's approval. DH calls city, tells them he didn't authorize it, city comes back out to turn water off again.

Buyer's agent then authorizes buyers to move kitchen appliances in to the garage, again WITHOUT DH's approval. Keep in mind, though all this, final paperwork has not been signed.

Buyer's agent hires a guy he knows to patch a section of the roof, without DH's approval. I go next door after the roof guy is done and tell the Buyer's agent that per DH, no one better step foot on this property until the sale is finalized. He says ok.

Not even an hour later, an unknown car is in the driveway next door. I grab my house key, call police dispatch. Explain to PD the situation and about that time, the front door opens and out walks the buyers. They hadn't talked to their agent since that morning (bad agent, he should have called them first thing), but agent had given them authorization to be there to fix something on the water heater and furnace. Too bad DH never gave authorization.

I advise them that the police have been called, they need to get their stuff and get out, and give me the key to the house. I was totally fishing at this. I mean, we had our suspicions but didn't know for sure. But now I assumed since their agent wasn't with them and they don't have a gadget to open the lockbox on the door, they had to have a key. They gave me key, admitting agent gave it to them.

Cops show up, I explain situation to them, Buyers again admit their agent gave them a key.

DH is filling out paperwork to file a complaint with the Real Estate Commission. Hopefully Buyer's agent has a big huge hefty fine, or (even better) loses his license!

I really feel bad for the Buyers. They're a younger couple, first time buying a home, and don't know any better than to trust their completely stupid, asshole of a realtor!
